Reynolds & Associates, formerly Bryan S. Reynolds & Associates (BSR), was created in 2013 and is wholly owned by Bryan S. Reynolds. Our main office is located in Owensboro, Kentucky, on the beautiful Ohio River in the western part of the state across from southern Indiana. We are a service company that provides relevant, extraordinary education to real property appraisers. Our approach to education is to equip appraisers with the latest information to assist them in complying with regulations, thus, minimizing their liability. We condense regulatory language to terms that are manageable and applicable. We also equip appraisers with the knowledge to conduct their businesses efficiently and effectively. Bryan S. Reynolds
Bryan S. Reynolds, CDEI™ is a KY/TN Certified General Real Property Appraiser, a registered agent with the TN State Board of Equalization and an AQB Certified USPAP Instructor.
He has testified and appeared in various courts, planning and zoning boards as both an expert and as an agent making valuation arguments before local and state hearing officials and Administrated Law Judges. Reynolds is the owner of Bryan S. Reynolds & Associates, Reynolds Appraisal Service and a partner in Appraiser eLearning, www.appraiserelearning.com. He provides residential and commercial valuation services throughout the region and various educational offerings, mentoring, consulting and litigation support services throughout the country as well as being available for lectures and is well known for his Think Outside the “Check” Box approach.

Diana Jacob resides in Lafayette, LA. She has taught both pre-license and continuing education for over 20 years. Her experience has lead her to write over 20 textbooks that have been approved in a majority of the states throughout the country.
She was on the original Education Council of the Appraisal Foundation Sponsors (ECAFS), served on The Appraisal Foundation Advisory Committee (TAFAC), she acts as a consultant to the ABC-the Appraiser’s Business Companion- writing weekly articles, and answering their “contact us” when appraisers have questions about their day to day practice. She’s been on CNN “Your Money” being interviewed on the subject of valuing houses that are remodeled. She was featured in “Louisiana Woman” in 1990 as a Trailblazer in Appraisal. She’s a nationally known speaker and has taught in 36 states holding multiple state certifications as a practicing appraiser. She is a AQB Certified USPAP instructor and gives guidance to both appraisers and users of appraisal services in understanding the appraisal process.
Stephen Forrester has been around the appraising business for 40 years. He started appraising 15 years ago after dabbling in the telecommunication industry for 5 years before. He graduated from Union University with a BS in Economics and Finance.
He practices in Memphis and other rural western Tennessee area. He is a member of the NAA and Tennessee Appraiser Coalition. He is married with two daughters. In his free time, he enjoys hunting and coaching basketball for his church and school leagues. He has been a part of three mission trip to Haiti to build schools and feed children at orphanages.
John Hicks has been in the appraisal business since 2002. He has worked with residential and commercial appraisals as well as reviews and given expert witness testimony. He is an AQB Certified USPAP Instructor and one of four Certified Home Measurement Specialist in Tennessee.
He is a man with that believes in the simple pleasures. He enjoys traveling, good coffee, traveling to places with good coffee, and spending time with the family.
Bobby Fisher was born in Chicago, IL, but raised in White House, Tennessee where he graduated high school in 1979. He then joined the United States Air force and served 4 years under President Regan. He came back to Middle Tennessee where he entered into the radio business and was a Rock Jock for a few years in Nashville.
In 1990, he started his own kitchen and bath remodeling company. He did this up until 2003 when he dove into the appraisal business with his father. His father has since retired from the appraisal business, but he stays active in it. During this time, he has taught a home improvement class. He also plays bass guitar and has had enjoyed playing in several bands over the years.
Pam is a State Certified General Real Estate Appraiser and an AQB Certified USPAP Instructor. She is a member of the Association of Texas Appraisers and the National Association of Appraisers. She has also been appointed by the State of Texas Appraiser Licensing Certification Board to the Peer Investigative Committee and as a Mentor.
Currently her time in the appraisal realm is devoted to consulting, teaching, and curriculum development. Pam has extensive experience in providing commercial, industrial, and residential appraisal services throughout the South Texas area. She previously was employed by a national lender in the real estate appraisal department where she was instrumental in standing up the appraisal operations and governance departments. Prior to becoming a real estate appraiser, Pam was the Vice President of Operations for a commercial property management company, managing office buildings, shopping centers, and apartment buildings. She is married to the Artist formerly known as Professor, Harold Teel. They have three children, and nine grandchildren
Kevin L. Platt
Kevin L Platt has been in the appraisal industry for 19 years. He has been a Certified Residential appraiser since 2003-04.
Kevin began in his hometown of Somerset, Kentucky in 1999 training as a data specialist for an appraisal office, and moved to a trainee in 2000.
He moved to the twin cities in Minnesota in 2002 and appraised in the city and surrounding suburbs for about two years. He relocated to Northern Kentucky at the beginning of 2004 and began appraising in the northern counties of Kentucky. He left the appraisal industry but remained active in 2007-2014 while working for Fidelity Investments. In 2015, Kevin rejoined the appraisal industry full time and began appraising in the northern counties of Kentucky and Cincinnati and surrounding suburbs.
He specialize in FHA single family residential, 2-4 family, and vacant land. Kevin also appraises new and proposed constructions and consider himself an expert in the area he serves, regarding the design and appeal of ‘Barn Houses’.

Student cancellations will be given a credit to a future course offering or a refund may be given on a case-by-case basis with the exception of a last minute cancellation. If the student cancels within 72 hours of a scheduled course a 10% administration fee will be charged. If the course provider cancels the course due to low enrollment a full refund will be made or a credit given for a future offering.
Instructors are appraisers with over five years of valuation experience and must audit and/or co-instruct any course with a senior faculty member prior to instructing any courses from the provider. A senior faculty member is instructors with over five years teaching experience.
Students must attend the entire class sessions in order to receive credit for attendance.
All student records with be maintained and the provider will be the sole custodian for a period of no less than five years.
